Marjan Group has commenced the first phase of its Marjan Beach development in Ras Al Khaimah, with initial earthworks expected to be completed within two months as construction progresses near the Wynn Al Marjan Island integrated resort.

The mixed-use waterfront development will cover approximately 85 million square feet, combining residential properties, hotels, commercial facilities and leisure attractions. The overall project is expected to take 10 years to complete.

The development forms part of Ras Al Khaimah's wider expansion of its tourism and hospitality infrastructure, with Wynn Al Marjan Island scheduled to open in September 2027.

Marjan Beach Begins First Construction Phase

Marjan Group CEO Abdulla Al Abdouli confirmed that construction preparations are underway, with the first phase of earthworks expected to conclude within two months.

“It’s a 10-year full programme. But, you know, we are working on first phase right now within the area,” Al Abdouli told Khaleej Times.

The development will allocate approximately 6.5 million square feet to green spaces and public areas, while residential properties are expected to account for 60% of the masterplan.

Marjan Beach will also incorporate commercial, hospitality, cultural and lifestyle facilities, with different residential neighbourhoods and waterfront districts planned throughout the site.

Developers including Wasl, Omniyat and Beyond have already secured plots within the project.

Al Abdouli provided the construction update during Arabian Travel Market, where Marjan Group also introduced its Marjan Digital Universe, a virtual platform allowing users to explore the developer's projects and masterplans.

The CEO said infrastructure projects across Al Marjan Island remain on schedule, although supply chain constraints have affected the delivery of some developments.

Wynn Al Marjan Island Targets September 2027 Opening

The Marjan Beach development is progressing alongside construction of Wynn Al Marjan Island, the UAE's first licensed commercial gaming resort.

Wynn Resorts received a commercial gaming licence from the General Commercial Gaming Regulatory Authority (GCGRA) in October 2024, establishing the regulatory framework for the project's gaming operations.

In August 2026, Wynn announced that the resort's planned opening had been moved from March to September 2027.

The $5.1 billion development will feature 1,530 accommodation units, 22 restaurants, lounges and bars, a 900-seat theatre, a spa, beach club, retail facilities, a marina and meeting and convention spaces. The resort will also include approximately 420 metres of private beach.

Construction has continued to advance, with the main tower topping out in November 2025 and structural work on guestrooms and residences completed.

More than 83% of the exterior façade had been installed, alongside over 482,000 cubic metres of poured concrete and more than 15,000 tonnes of structural steel.

Wynn Resorts reported that it had invested more than $1 billion in the project by the end of the first quarter of 2026, with a further $350 million to $450 million estimated to be required to complete the development.

Ras Al Khaimah Tourism Records Growth In 2026

The construction activity comes as Ras Al Khaimah continues to expand its tourism sector ahead of the integrated resort's opening.

Figures from the Ras Al Khaimah Tourism Development Authority show that the emirate welcomed more than 670,000 visitors during the first half of 2026, setting a record for the six-month period.

Domestic visitor arrivals increased by 47% year on year, while May recorded the emirate's highest monthly visitor figure to date.

CBRE Equity Research highlighted the figures in a July report examining demand prospects for Wynn Al Marjan Island. Its analysts pointed to the strength of domestic tourism, although international travel continued to face challenges associated with regional geopolitical uncertainty.

Additional hospitality developments are also progressing across the emirate, including new hotel openings and refurbishment projects.

Transport improvements include proposed autonomous shuttle services, new transit stations and air taxi operations planned from 2027. Ras Al Khaimah International Airport is also developing a VVIP terminal scheduled to open in early 2027.

The combination of Marjan Beach, Wynn Al Marjan Island and supporting infrastructure projects represents a substantial expansion of Ras Al Khaimah's tourism offering, with the integrated resort's September 2027 opening expected to mark a significant milestone in the emirate's development programme.
